Finally, the Federal Reserve slashed interest rates for the first time since 2020 to address slowing economic growth. The central bank cut rates by 50 basis points (bps) to 4.75%-5% after holding it at a 23-year high for 14 consecutive months since July 2023.
This shift in its monetary policy approach shows greater confidence that inflation is moving sustainably toward the 2% target level. It aims to support a stable economic environment without triggering a recession or a significant rise in unemployment.
The central bank also projects two more rate cuts of another 50 bps by the end of this year in its final two meetings this year, due in November and December. It indicates a 100 bps rate cut next year and a 50 bps cut in 2026, which means four more rate cuts in 2025 and two in 2026.
Lower interest rates generally lead to reduced borrowing costs, which can stimulate economic growth. This can positively impact sectors like real estate, consumer discretionary and financial services, which are typically sensitive to interest rate changes. In real estate, for instance, lower rates can boost housing market activity by making mortgages more affordable. For consumer discretionary sectors, reduced borrowing costs can lead to increased consumer spending. In the financial sector, while lower rates can compress net interest margins for banks, they can also encourage lending and potentially lead to increased consumer and business loan activity.
In such a scenario, investors could make a short-term bullish play on the rate-sensitive sectors as these spaces are likely to see huge gains in the wake of rate cuts.
<h2>How Should You Play?</h2>
While futures or long-stock approaches are some of the possibilities, leveraged ETFs might be good options. Leveraged ETFs provide exposure that is a multiple (2 or 3 times) of the performance of the underlying sector using various investment strategies such as swaps, futures contracts and other derivative instruments.
As most of these funds seek to attain their goal on a daily basis, their performance could vary significantly from the inverse performance of the underlying index or benchmark over a longer period when compared to a shorter period (such as weeks, months or a year) due to the compounding effect.
However, these funds are cheaper options than directly going long or utilizing futures contracts. Given this, investors seeking to capitalize on the steady/declining rate scenario in a short span could consider any of the following ETFs, given the bullish outlook for the sectors.
ProShares Ultra Real Estate (ARCA:URE): This fund seeks to deliver two times the daily performance of the S&amp;P Real Estate Select Sector Index. It has AUM of $86.5 million and charges 95 bps in annual fees.
Direxion Daily MSCI Real Estate Bull 3X Shares (ARCA:DRN): This product seeks to deliver three times the performance of the Real Estate Select Sector Index. It has AUM of $120.6 million and charges 95 bps in annual fees.
Direxion Daily Homebuilders &amp; Supplies Bull 3X Shares (ARCA:NAIL): It provides leveraged exposure to homebuilders and creates a three-time long position on the Dow Jones U.S. Select Home Construction Index. It charges an annual fee of 93 bps and has accumulated $369.3 million in its asset base.
Direxion Daily Consumer Discretionary Bull 3X Shares (ARCA:WANT): It offers leveraged exposure to the consumer discretionary sector, providing three times exposure to the Consumer Discretionary Select Sector Index. It has AUM of $25.3 million and charges 95 bps in annual fees.
Direxion Daily Financial Bull 3x Shares (ARCA:FAS): It provides three times exposure to the performance of the Financial Select Sector Index. The fund has amassed $2.4 billion in its asset base and charges 90 bps in annual fees.

Direxion Managing Director Ed Egilinsky spoke to Benzinga about the sectors likely to benefit from the Federal Reserve&#8217;s potential rate cuts as well as the <a href="https://www.benzinga.com/topic/2024-presidential-election">2024 presidential election</a>.
&#8220;In the current rotation trade environment, there are several sectors that could be impacted such as the Financials, Energy, Tech, and Healthcare/Biotech,&#8221; Egilinsky said. 
<h3 class="wp-block-heading">Semiconductors &#8211; Driving The Tech Sector</h3>
Egilinsky emphasized the significant role of semiconductors in the tech sector's recent success. 
&#8220;The tech sector has continued to be a leader in 2024, with semiconductors once again outpacing the broader tech space,&#8221; he said. This trend is partly due to the excitement surrounding AI.

The XLRE ETF provides extensive coverage of the real estate sector, encompassing a variety of industries including industrial, office, hotel and resort, residential and specialized REITs. 
A similar broad exposure is offered by the Vanguard Real Estate ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/VNQ#NYSE">VNQ</a>) and the iShares U.S. Real Estate ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/IYR#NYSE">IYR</a>), both of which have displayed performance nearly identical to XLRE in the last two sessions.

For investors seeking exposure to U.S. REITs that hold residential and commercial mortgages, the iShares Mortgage Real Estate ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/REM#NYSE">REM</a>) is the go-to. This ETF in particular has also benefited from a Thursday announcement by Freddie Mac, which reported a dip in the average rates for 30-year mortgages below 7% for the first time since August.
The REM ETF has rallied 7.3% since the Fed meeting, outperforming the aforementioned funds.

The SPDR S&amp;P 500 ETF Trust (NYSE: <a class="ticker" href="https://www.benzinga.com/stock/spy#NYSE">SPY</a>) had a great year in 2021, gaining 27.4% on the year. But not all market sectors and investment themes delivered equal performances.
Benzinga took a look back at some of the best- and worst-performing ETFs of the year, which can give investors a picture of which these&nbsp;worked in the past 12 months and which ones didn&rsquo;t. Here&rsquo;s an overview of some of the top and bottom ETF performers of 2021.

The Baltic Dry Index gained about 60% in 2021, sending dry shipping stocks skyrocketing.
Worst: ProShares Ultra VIX Short Term Futures ETF (BATS: <a class="ticker" href="https://www.benzinga.com/stock/uvxy#BATS">UVXY</a>), down 88.4%. 
Betting on volatility was a losing trade in 2021, and the VIX volatility index finished the year down more than 23%.

Oil and gas prices hit multi-year highs in 2021 on the combination of short supply and pandemic reopening demand.
Worst: MicroSectors US Big Oil Index 3X Inverse Leveraged ETN (NYSE: <a class="ticker" href="https://www.benzinga.com/stock/nrgd#NYSE">NRGD</a>), down 87.8%. 
Given record-high energy prices, it&rsquo;s not surprising a leveraged, inverse big oil ETF was a big loser in 2021.

The U.S. housing market continued to boom in 2021, sending homebuilder stocks soaring.

It&rsquo;s a bold move making a levered bet against semiconductor stocks, and it&rsquo;s a gamble that predictably didn&rsquo;t pay off in 2021.

Real estate prices recovered significantly in 2021, and sky-high housing prices provided particularly strong tailwinds to leveraged real estate ETFs like the DRN.

The DRIP ETF was another victim of the strong 2021 oil and gas environment, and the double leveraged inverse ETF meant double the losses for investors.

The Best And Worst ETFs Of 2021

While the environment remains challenging, the obituary for traditional brick-and-mortar retailers may have been written prematurely. After slumping last year, the S&amp;P Retail Select Industry Index is up about 9 percent year-to-date.
The ability of brick-and-mortar stores to not only survive but thrive is relevant to the real estate sector, a group with significant exposure to retail real estate investment trusts (REITs). The MSCI US REIT Index allocates nearly 16 percent of its weight to retail REITs.
What Happened
Some retailers, including some members of the S&amp;P Retail Select Industry Index, have been performing well following the group&#39;s most recently completed earnings season. That index is higher by 12.3 percent over the past 90 days.
Although the Federal Reserve boosted interest rates in June, the MSCI US REIT Index is getting a lift from the retail rebound. The widely followed real estate gauge is higher by 7.6 percent over the past three months.
That is good news for the Direxion Daily MSCI Real Estate Bull 3X Shares (NYSE: <a class="ticker" href="https://www.benzinga.com/stock/drn#NYSE">DRN</a>), which seeks to deliver <a href="http://www.direxioninvestments.com/products/direxion-daily-real-estate-bull-3x-etf">triple the daily returns</a> of the MSCI US REIT Index.
Why It&#39;s Important

The bearish DRV has recently been making a series of record lows. DRV tries to deliver <a href="http://www.direxioninvestments.com/products/direxion-daily-real-estate-bull-3x-etf">triple the daily inverse returns</a> of the MSCI US REIT Index.
What&#39;s Next
&ldquo;The growth case for REITs, including <a href="http://www.direxioninvestments.com/products/direxion-daily-healthcare-bull-3x-etf">healthcare</a> or office real estate, hinges on whether demand for new architecture will meet the currently rising costs of land and building materials.&rdquo; said Direxion. &ldquo;So far, price considerations have found parity with the clear growth signals in demand, but traders should look closely at monthly CPI and PPI releases for signs of growing price pressure.&rdquo;
The MSCI US REIT Index allocates just over 11 percent of its weight to healthcare REITs. Specialized REITS represent over 18 percent of the benchmark&#39;s weight.

Historically viewed as sensitive to changes in interest rates and inversely correlated to Treasury yields, the real estate sector and real estate investment trusts (REITs) struggled last year. The MSCI US REIT Index rose just 4.9 percent compared with a 21.7 percent gain by the S&amp;P 500.

Real Estate Rebound Bets Pile Up In Leveraged ETF

Political uncertainty, Fed policy, and earnings reports. With these major catalysts in mind, here&#39;s a list of leveraged ETFs that traders should be focused on this week.&nbsp;
The first broad-based leveraged ETF traders should have on their radar is the&nbsp;Direxion Daily FTSE Europe Bull&nbsp;3X Shares (NYSE: <a class="ticker" href="/stock/eurl#NYSE">EURL</a>).
EURL and other Europe ETFs are bound to receive increased attention following the results of the first round of France&#39;s national election held on Sunday. Centrist Emmanuel Marcon and <a href="http:// https://www.benzinga.com/trading-ideas/long-ideas/17/04/9274233/french-connection-what-an-election-means-for-etfs">far right candidate Marie Le Pen</a> advanced to a May 7th run-off that will decide the next leader of France, the Eurozone&#39;s second-largest economy.
EURL looks to deliver triple the daily returns of the FTSE Developed Europe All Cap Index, an index that devotes over 14 percent of its weight to French stocks, making France the benchmark&#39;s <a href="http://www.direxioninvestments.com/products/direxion-daily-ftse-europe-bull-3x-etf">fourth-largest geographic allocation</a>.
In a similar vein, the Direxion Daily MSCI European Financials Bear 1X Shares (NYSE: <a class="ticker" href="/stock/eufs#NYSE">EUFS</a>) and the Direxion Daily MSCI European Financials Bull 2X Shares (NYSE: EUFL) should also be watched closely in the run up and aftermath of the French election. DULL jumped nearly 12 percent as Silver futures reached their lowest levels in a month, and volume in the double-leveraged inverse silver miners ETF was 120 percent above the trailing 20-day average for the five days ended April 20, <a href="http://www.direxioninvestments.com/products/daily-silver-miners-index-bull-bear-2x-shares">according to Direxion data</a>.&nbsp;
DULL seeks to deliver double the daily inverse returns of the Solactive Global Silver Miners Index.
In what could be a sign traders are expecting the Federal Reserve to remain dovish, the Direxion Daily MSCI Real Estate Bull 3X Shares (NYSE: <a class="ticker" href="/stock/drn#NYSE">DRN</a>) is one of Direxion&#39;s best-performing leveraged bullish ETFs month-to-date, up 13.6 percent in April. As has been widely documented, real estate will become the eleventh GICS sector at the end of this month, separating from financial services.
<h3>It's Almost Here, And Analysts Are Ready</h3>
It is believed the news, widely known since index providers Standard &amp; Poor&#39;s and MSCI made the announcement in 2014, is one of the contributing factors behind investors&#39; enthusiasm for real estate investment trusts and the corresponding exchange-traded funds this year &mdash; that, and low interest rates, which are bolstering the case for high-yielding REIT ETFs.

Direxion, the second-largest sponsor of leveraged and inverse ETFs, said today it will reverse split eight of its leveraged funds while another eight will see more traditional share splits, also known as forward splits.

The reverse splits will go into effect after the close of trading on Monday April 1. Among the funds that will be reverse split is the Direxion Daily Energy Bear 3X Shares (NYSE: <a class="ticker" href="/stock/ery#NYSE">ERY</a>), which will undergo a 1-for-6 reverse split. 

The following Direxion ETFs will see 1-for-5 reverse splits: The Direxion Daily China Bear 3X Shares
(NYSE: <a class="ticker" href="/stock/yang#NYSE">YANG</a>), the Direxion Daily Emerging Markets 3X Bear Shares (NYSE: <a class="ticker" href="/stock/edz#NYSE">EDZ</a>) and the Direxion Daily Gold Miners Bull 3X Shares (NYSE: <a class="ticker" href="/stock/nugt#NYSE">NUGT</a>). In July 2012, <a href="http://www.benzinga.com/trading-ideas/long-ideas/12/07/2762690/4-etfs-possibly-headed-for-reverse-splits-nugt-vxx">Benzinga predicted NUGT would be reverse split</a>.

Alexion Pharmaceuticals (NASDAQ: <a class="ticker" href="/stock/alxn#NASDAQ">ALXN</a>) is one top holding.

ProShares UltraPro QQQ (NASDAQ: <a class="ticker" href="/stock/tqqq#NASDAQ">TQQQ</a>) is up more than 69% since the beginning of the year, including about 10% in the past week. The investment seeks daily investment results that correspond to three times (3x) the daily performance of the underlying index.
